Why creating a home office is going to save your 2020 home sale

Facebook & Google announced their 2020 home working strategy this week, with several other UK businesses mirroring their plans.

What does this change mean for homeowners looking to sell up?

As the trend for home working increases, access to office space at home becomes less of a “nice to have '' and more of an essential.

Hampshire based Home Staging business, Little Barn Door predict that over the next 6 months, home offices and creative workspaces will creep on to the 2020 home buyer wish list; making it a key consideration for all post-lockdown property listings.

We caught up with Portsmouth property expert Heather Elliott from Yopa, who confirmed that:

‘with flexible working options becoming a part of modern life, a home office or dedicated space to work is becoming more desirable for buyers.’

She went on to advise that the change in attitude towards home working combined with a reduction of child numbers per household will definitely see buyers sway towards properties with 3 good sized bedrooms, with a separate home office, in comparison to the desire for a “spare bedroom”.

So, how can you prepare for this?

Natalie Evans, Home Staging Expert and Owner of Little Barn Door advises that creating an office or working space in your home ready to list for sale is the key to satisfying your target buyer’s immediate need. Home staging is proven to be a great tool for preparing properties for sale, but combining a great looking property with a solution to your buyer’s immediate need is powerful.

“Whether you can stage a home office setting in a smaller bedroom or get creative with under stair space or an unused landing, we are definitely recommending that this should be a priority for 2020 home preparation.”
