Keep your buyer connected on their viewing

Keeping a prospective buyer engaged whilst on a viewing can be difficult.  They can become easily distracted from room to room, sometimes disconnecting them entirely from the property and their viewing experience.

Once you have lost the connection, you have lost the buyer. Sounds blunt….but it is true. 

Which is why it is so very important to keep your prospective buyers engaged, on track and interested throughout their time in your property.


Here are 3 quick tips on how you can make sure your viewer’s experience is focused, guiding them to take in the properties winning features and remain engaged.


  1. Use Artwork

Aside from adding colour & interest into a room, artwork is a great way to guide your viewer from space to space. Cleverly placed artwork can act as effectively as placing an arrow for them to follow, leading them and drawing them to see to areas you want them to experience.

By encouraging this flow from area to area, you can signpost them to take in the properties best features…..leading them away from something which you fear on first viewing may be a turn off.



2. Flow

By creating a continual flow on a viewing you bring the feeling of calm, which helps to enhance the development of positive connections.  A great way to enhance this is to introduce a common colour through each room. For optimal result, a paint refresh is a winner…..but even something as simple as the same colour plant or flower will have a positive impact. 

3. Get rid of the shock factor

When you have your prospective buyer in the “zone”, you want to be sure to keep them there.

By throwing in a shock mid viewing you can pull them out of the positive state that they are in, possibly causing them to disconnect from the viewing, and leave with no further interest.

So, take a tour of your home with an open mind, and ask yourself how the buyer would feel as you enter a room. If “surprised” or “shocked” comes to mind, make a change!

Common offenders to the shock factor:

  • Bold decor

  • Distinct smell

  • Unusual room use

  • Pets
