How can improving the flow of your house better your chances of a sale?

When showing a prospective buyer around a home, creating consistency and flow from room to room will catapult the chance of success for your viewing.

 Why?

Because building a sense of ease, calm and consistency creates a positive connection and reassurance to a prospective buyer, increasing their ability to take in the property's positive points.

A buyer’s perception and reaction can change based on a change of environment, which can impact the rhythm of their viewing experience.  Adding a feature into a room which connects to the other spaces will help to comfortably guide them, keeping them positive and connected.

A bold change from room to room can quite literally leave a prospective buyer feeling shocked, disorientated and will be jarring during their overall viewing experience.

Whether it’s introducing a gentle hint of flowing colour or using the same flooring from space to space, identifying and implementing a clear similarity, theme or scheme is key.

Here are a few ideas of what house sellers can do to their homes to help elevate its perception for buyers.

Ideas to introduce:

1. Give a teaser of what is to come

Add something to the room to give your viewer a teaser of what is to come in the next space. For example, if you have a bold yellow kitchen, add some yellow flowers to your hallway, or a yellow scarf on the coat hooks. This will help the viewer to connect with the yellow colouring gently and make the colour in the kitchen feel expected.

2. Add subtle accessories using the texture or pattern of the following room

Add touches of the same pattern or texture to rooms throughout the house, so whilst the colours may not be the same, the feel of the rooms holds a little consistency.

3. Connect the garden with the adjoining room

If you have a room that leads on to a grassed garden, add a hint of greenery to the room through a potted plant or stems on the table. This will connect the garden to the room and make it appear as one big space.

4. Try to use a steady gentle colour throughout

If you can, keep the same steady use of colour through the home with accessories, soft furnishings and wall colour.

5. Flooring

Keeping a flowing floor throughout the home will literally help connect the rooms from space to space, adding rugs to give rooms their own personality.

So, sellers WHO get the flow right, get the sale.
