How to stage your home on a budget
Wish you could stage your home, but cannot afford it?
Home staging does not need to be a “break the bank” experience.
In fact, there are many ways that you can enhance the sellability of your home without spending a fortune, and we are going to tell you how!
Here are our top tips to stage your home on a budget.
Get smart
Before you even consider staging anything, start to build your knowledge on who you are preparing your home to impress. Knowledge is FREE. Speak to your agent, look at areas statistics and research recent sales. Knowing exactly who is going to buy your home will help you make sure that any preparation is targeted towards the right person.
DIY prep
Find a Home Stager who provides a consultation service, who will provide you with actionable steps that you can take in your home to do the staging work yourself.
At Little Barn Door our 1:1 consultation service is £234, which includes:
A 1:1 appointment at home with your own Staging Expert
Clear defined advice and a comprehensive action plan to tell you everything that needs to be completed.
Product lists to show you where to source the items
Cleaning checklists and any additional support guides
This is quite literally the playbook for your home. At £234, you can get the job done.

Shop around
If in need of a few extra pieces - shop around!
When dressed correctly, your viewers will never be able to tell whether your accessories are from the White Company or B&M.
Whilst you may favour a certain designer or brand for day to day living, never rule out a more budget retailer for cost effective staging. Stores such as Home Bargains, The Range and B&M do some great neutral pieces, greenery and accessories which will help you to get the extra pieces needed for a fraction of the cost.

Reuse

Borrow
Ask around! It is amazing how much you can rally together from friends when you need to. From cushions, candles to side tables, ask friends and family to see whether they have something that you can use.
Not all rooms
If you have an empty property, staging is a non negotiable - even when cutting costs. It is proven to boost that appeal of a vacant home seeing huge return in property value.
However, there are ways to work to bring your cost down which will not negatively impact your sale.
Speak to your home stager to see whether there are any rooms that they would class as non-essential to stage, such as the fourth bedroom. This may help reduce the cost of staging overall, whilst still allowing your viewers to see the majority of the property staged.
