What to do if your sale falls through

Hearing the news that your sale has fallen through can feel devastating.

Whether it is a day after your offer, or the day before exchanging, the stress and frustration of a failed sale can feel crushing - both emotionally and financially.

However, with a great team by your side, you can very quickly find yourself back on the road to a successful sale.  Often, achieving an offer and completing faster the second time around.  


Here is how your Estate Agent, Home Stager and Solicitor can help you get back on track:


Your estate agent:

Work with your estate agent to agree on a relaunch date. This can be immediately after confirmation of the failed sale, or at a later date to best serve you.

Ask your estate agent to reach out to anyone who had expressed an interest in the last round of sale.

Ask your agent to make your property the key focus of their marketing material for the week - email mailers and social media etc.

Your agent should know the full reason for your failed sale, so will be prepared to make sure it doesn’t happen again. 


Your home stager:

If your property is staged, see whether any furniture lease can be extended to stay set up and presented for the up and coming viewings. At Little Barn Door we are always on hand for our client’s to check in and make sure that your staged home is looking at its very best ahead of viewings.


If your home was staged, but has since has the furniture removed - speak to your stager to see if they have images that they can provide to help buyers see the property looking at its very best.

Your solicitor:

Depending on your position in the selling process, your solicitor may have already begun draft contracts and request documentation for the sale of your home. Many of which can be reused for the second purchase. Speak to your solicitor to get a better understanding of your position.
