1) Nail the Presentation
Properties that make the right impression get the right offer. Fact.
This is where ex-tenanted properties can often fall short, taking longer to sell or getting low-ball offers. Often as an investor or landlord the desire to exit a property can mean it is just left and sold “as is”.
This is the biggest downfall.

Working with the right agent is key. They need to have the right database of clients and a clear marketing strategy for your property. Putting a property on Rightmove (or other online portals) alone is not enough anymore. What is their plan?

3) Price
Understanding the true value of your home is essential. Not the highest valuation, but the true value that someone will buy your property. This is critical.
We are out of the covid bubble - so the over inflated house prices that were seen in 2020/21 are a thing of the past. So expect a realistic valuation and offer.
If when meeting agents, you feel they the valuation is too generous….it most likely is! Ask for evidence of “like for like” properties SELLING for that value within the past 2 months. Note SELLING….not “on the market for”.
