Today we look at staging to attract a professional family. 

Here are 5 needs of professional family buyer, and how you can quickly achieve in your home staging:

Need: They will be looking to find a property that not only suits family life, but also reflects the ability to socialise and entertain daytime or evening groups of friends or family. 

Achieve: To quickly and simply achieve this, set your dining table ahead of photography and viewings. This can be an informal setting as shared in the White Company’s how to guide. If the weather suits, why not set a bottle of wine and 2 glasses in the garden to show the social use of the outdoor space. These images will tell an inspiring story.


Need: Often moving from a smaller family home, professional families need to see something that will either work for 2 adults and 2 adult sized children or have the potential for smaller children to grow.

Achieve: Clear the clutter. Years of lifetime treasures and accumulated furniture in rooms can make the space appear significantly smaller. So take steps to sort, rehome or dispose. It is incredible how much more space you will achieve in a short period of time by organising and removing anything that is not essential.

Need: Quality is key.  A professional family buyer will be looking for quality finishes in the home.

Achieve: The quickest and simplest way to achieve this in your home is to ensure that the kitchen, bathroom and any stone flooring is IMMACULATE. These are often the most expensive features in the home, so show off the quality.

If you are staging a vacant property, remove the idea of budget flat pack furniture. This will cheapen your home’s appeal and see professional buyers walk away. If staging your home, using your existing furniture and accessories, be ruthless and leave only items that you feel serve your buyer.  One quality item has greater impact on a sideboard than many smaller pieces.

Action: Set up an office or desk space where possible to ensure that this box is ticked off. Whether for a business owner, child for home work or home admin, a home office is essential for a professional buyer to see when viewing a property.

Need: Share worthy home. Your future buyers will value the way that things look and want to share their prospective home with family and friends.  

Action: Professional photography, taken by a photographer (not iphone agent) is a must.  Viewers will send links to family for second opinions and share on instagram once they have made an offer. Getting great photos is a great investment.
