5 tips to choosing the right estate agent

With so many Estate Agents to choose from, it can feel a little overwhelming. All too often when a snap decision is made without serious thought & research, sellers find themselves dissatisfied and left wanting to change to a new agent.
90% of the time, this isn’t because the agent has done a poor job, it is because they are the wrong agent for the job!
To avoid falling into this trap, we have put together 5 tips to help get the right agent - first time!
1. Know your Buyer
Before looking into agents, get to grips with the identity of your target buyer (more help here) and use this as the key factor for all of your selling decisions.
Once you know who is going to buy your house, you will be able to better assess an estate agent's service and decide if it is right for your sale.
2. Who did your neighbours buy through?
99% of the time, sellers use an agent recommended by a friend or family member. Whilst recommendation is great, this tactic is WRONG! Whilst the service they had received may have been worked, it may not be suitable for your sale.
Do your own research. Which agent did you come through? Which agent did your neighbours buy through? Which agents are selling on your street, and are they getting the sale?
3. Look at agents portfolio
Quite simply, do they sell houses that look like yours? The likelihood is that if they don’t, they are the wrong agent for you.
4. How do they promote and market properties?
By having a clear understanding of an estate agent’s marketing strategy, you will get an invaluable indication of whether they are right for you and your target buyer. If this is wrong, you will not sell.
Specific media types will capture the attention of demographics.
For example a downsizer may not be shopping on Instagram but may value a property tour easily accessed through an to the online advert.
5. Value of presentation
Does the agent value the importance of a great presentation?
Today, buyer’s expectations have changed. With social media sharing images of great looking properties buyers are no longer impulsively drawn to “everyday” looking properties.
Finding an agent who values presentation will mean that your property is marketed in the very best way. Getting a better sale.
Look at the agent’s existing listings and be honest about how their listings look - would you want to buy them on first impression?
